Rates are inclusive of gas, electricity, linen and towels. Wi Fi is available free, just bring along your laptop. Beds are made up for your arrival. The cottages are fully centrally heated at your control. Unlike some holiday rentals we do not make a surcharge for dogs - why pay expensive kennel fees?

Tardys and Golf Cottage are furnished and equipped to a high standard and set in the same quiet cul de sac opposite Conwy Golf Club. There is off road parking for 2 cars directly outside the cottages.
The accommodation consists of a fully equipped kitchen which overlooks the cul de sac and includes dishwasher, washer/dryer, fridge/freezer, microwave, 4 ring hob with oven. All cleaning materials are supplied. Downstairs WC with hand basin.
The sitting room is furnished with your comfort in mind and overlooks the rear patio. There are very comfortable sofas (one a double sofa bed in Tardys) and features Freeview TV, DVD player, CD and radio, free Wi-Fi (in Tardys). The dining area has a table and 4 dining chairs. Highchair available.
There are two bedrooms (1 twin with golf course views, 1 double) sleeping 4, all fully furnished. The main bathroom has a bath with shower over, wash basin and WC. Bed linen, towels and hairdryer are supplied. Travel cot available.
The cottages are double glazed throughout and have gas fired central heating.
To the rear of the cottages, accessed from the sitting room, is a fully enclosed patio, not directly overlooked, with outdoor furniture.

PENDRAGON (AVAILABLE JUNE TO AUGUST)
There are three bedrooms (1 king with Freeview TV, 1 twin with Freeview TV, 1 single) sleeping 5. The main bathroom has a bath, WC, wash basin and electric shower. Bed linen, towels and hairdryer are supplied. Travel cot available.
Pendragon is double glazed throughout and has gas fired central heating.
To the rear is a fully enclosed patio with access to the laundry room (washer & dryer), outdoor furniture and BBQ.

ACCESS STATEMENT
The cottages are approached from the driveway. Luggage can be unloaded outside the cottages. Parking is directly outside the entrance to the cottages. Access to the cottages is via a blocked paved car space with an even surface. Public transport, bus stop, is at the mini roundabout 200 metres to the cottage.
Entrance: Step up to doorway. Doorway 762mm wide.
Kitchen: Doorway 762mm wide. Worktop height 870mm. Drop down oven door.
Downstairs WC: Doorway 762mm wide.
Sitting Room/Dining Room: Doorway 762mm wide with 2 two seater sofas (sofa bed).
Access to patio area from Sitting Room. Sliding patio door 762mm with step down. Patio area is fully enclosed with a flagged even surface and padlocked rear gate.
Bedrooms via flights of stairs (12 stairs). Banister on right.
Bathroom: Doorway 762mm wide, bath standard height with flexible shower over.
Bedrooms: Doorways 762mm wide, one double, one twin (+ one single Pendragon).
Non feather pillows and duck feather duvets with polycotton covers and sheets.

FREQUENTLY ASKED QUESTIONS
Question: Do you supply insurance?
No, our bookings are not covered by insurance, so we strongly reccommend that you take out holiday cancellation insurance. Many banks and the Post Office offer this insurance,
Question: What if we have to cancel?
Once a booking is confirmed you are responsible for the balance payment. If you have to cancel for any reason please let us know so we can discuss your options. It may be possible to transfer the booking to other dates, for example. We recommend that you take out holiday insurance to cover possible cancellation.
Question: What's Included?
Each cottage has private off road car parking, a full sized cooker, fridge/freezer, microwave, dishwasher, washer/dryer, kettle, toaster, iron, Freeview TV, DVD, CD and in Tardys and Pendragon free Wi-Fi . Beds will be made up with fresh linen for the number of people on the booking form. Towels are supplied. Cleaning materials. Hairdryer.
Question: Are short breaks available?
Short Breaks are available from October to Easter (except over Bank Holidays and during school holidays). Please contact us for prices tardys@hotmail.co.uk
Question: Can we bring an extra person?
The details of each property show how many people can sleep there. Unfortunately it is not possible to book for more than this number as the house insurance would be affected. You may, of course, invite friends to join you during the day.
Question: Will there be parking?
Each property has private off-road parking in a cul de sac location.
Question: When can we arrive and when do we have to leave?
You can arrive at your holiday home any time after 15.00hrs (3.00pm). On departure day you must leave by 10.00hrs (10.00am). These times are important so we have sufficient time between bookings to change beds and prepare for the next guests.
Question: What if we want to stay longer?
If your chosen property is not booked for the week following your booking you can usually extend your booking by as many days as you wish. During the summer we would not be able to add days until the last minute, as we do try to fill full weeks when ever we can. In the winter we may be able to be more flexible.
Question: What is the booking fee?
There is no booking fee.
Question: What do we need to bring?
Bed linen and towels are supplied. Cleaning materials are supplied including dishwasher tablets, multi-purpose cleaner, dishcloths, tea towel, kitchen roll, clingfilm, tin foil, toilet rolls, hand wash. Salt, pepper, tea, coffee and sugar.
